Traditionally estate agents in Tenerife handled property sales under their own rules and it was a very closed shop. The normal practice was to ask the vendors how much they wanted for their property and then put their commission on top, often 50% or more. Yes that's correct 50% or more and that could mean a great deal more if that particular property in Tenerife was classed as a finca or rural property in Tenerife and the estate agent through his "contacts" in the town hall had advance knowledge that the particular land was to be reclassified as urban land and able to be developed for high density construction. Thus many poor little fincas in Tenerife became the latest development of holiday apartments in Tenerife.

Thankfully this practice has virtually disappeared now and many reputable companies from various European countries have set up "shop" here and apart from a few rogues the majority realise that there is repeat business to be had.

Many people will try the water first by buying a small apartment in Tenerife, usually taking pot luck on their choice of estate agents in Tenerife. When the client has had time to get used to Tenerife and its ways, hopefully with some after sales help from their estate agent, then often those same clients will want to sell their small apartment in Tenerife and upgrade to a larger apartment or maybe that dream villa in Tenerife. As you'll see looking after one client can lead to several more sales through the years and of course the opportunity for the agent, to sell on, the existing property each time, all this as a result of looking after the client that important first time. Estate agents in Tenerife tend to charge higher commissions than their counterparts in the UK but they do usually speak the language and are a great help to those people trying to purchase property in Tenerife for the first time.

Personally I would use that marvellous modern invention called the internet, there are forums and chat facilities to help you get a feel for the country and what happens but best of all is to visit a number of estate agents in Tenerife itself and assess the staff. We all have an inbuilt need to communicate with our fellow man so please don't accept the first promise of everlasting friendship and help "if you buy from us" this promise is available anywhere in any language.
